Focus On Results
Integrated Project Delivery is a cohesive design and construction approach to the CPMC 2020 project. It leverages early and ongoing contributions of knowledge and expertise from designers and builders, along with the latest design and construction technologies. The result: our team members work to realize their highest potentials, expand their highest level of value, and produce the most cost-efficient results throughout the project’s lifecycle. The key to making this happen is the co-location of designers, contractors, and owner together at one site, the Mission Bernal Campus' Hartzell Building, where we have 60 team members designing the project in a 3D environment down to the level of fractions of an inch.

Target Value Design
Target Value Design (TVD) is the process of integrating designers and builders together to develop what is actually constructible and affordable. Our work is informed by a detailed project estimate and results in less re-work and less re-pricing, and more efficient and valuable design. TVD turns the current design practice upside down to promote innovation throughout the process, increasing value and eliminating waste.

Lean Process and Principles
An Integrated Project Delivery team approach presents an opportunity to work in a lean, efficient, and collaborative process. Starting by aligning our end goals, we work with an all for one, and one for all mentality. Impeccable coordination has created a predictable workflow and stable project environment, reducing both cost and time without sacrificing quality. Approaching the project as a production system has allowed us to continue meeting our goal of improving system-wide performance in completing the replacement hospital at the Mission Bernal Campus.

Lean Production Management
With lean production management, our focus is to streamline our construction process. In the production planning stages, barriers between trades are removed and scheduling is done together, eliminating as much waste as possible. Our team of builders and designers is collaboratively able to achieve reliable and efficient progress for the replacement hospital at the Mission Bernal Campus. At each step of the CPMC 2020 project we engage the workforce to increase reliability and maintain a predictable and structured workflow. This high level of awareness allows us to construct in the most efficient manner.

Preassembly and Prefabrication
Construction can often take place in environments with uncontrollable weather and lighting. State-of-the-art information and project modeling technology allows HerreroBOLDT and our trade partners to transition portions of the construction process into a standardized setting. Preassembly and prefabrication efforts move construction into safe ergonomic environments that reduce on-site congestion and deliver the project in a cleaner, more sustainable and efficient manner that also greatly reduces the risk of injury.

Building Information Modeling
Building Information Modeling (BIM) is the process of tracking and using every piece of information throughout the life cycle of a building’s construction. Our team verifies the installation sequence and space requirements in three-dimensional models and various other platforms designed to meet our informational needs. Our contractors, architects, engineers, and trade partners and subcontractors use BIM to create consistent and value-focused deliverables while pricing, scheduling, coordinating, and visualizing together. With the elimination of waste across the construction chain, we assure that we can feasibly and physically build the replacement hospital at the Mission Bernal Campus on schedule and within budget.

Co-Location
Co-location is the idea that effective work is best achieved when a team works together in a single location or team room. Face-to-face interaction builds teams, promotes innovation, improves communication, and increases productivity, while bringing more attention to design quality and error reduction. In its most robust form, all team members work together in the same room for the entire duration of the project. In more limited forms, team members come together on a regular basis for intensive working sessions. Planning the process and the product at the same time is a commitment of HerreroBOLDT, SmithGroupJJR, Boulder Associates, Sutter Health CPMC and the trade partners, and is one of our lean axioms.
